Keep the Emotions Aside

It is a common observation that home buyers go emotional when buying a home. Emotions reduce your rational thinking leading you to make emotional decisions which may not be in your best interest.

This requires you to know your needs, wants and budget. Don’t buy a home which is too large or too small for your needs. Choose the one which is optimum for your family requirements.

Neglecting Mortgage Qualification

The most basic thing, which affects the prospect of you buying a home, is your mortgage qualification. If a lender rejects your mortgage application then it will become tough for you to generate enough money for buying a home.

Mortgage qualification demands you to improve your credit worthiness. But many potential home buyers carelessly spend money, thus reducing their chances of getting a loan

Moreover, you should seek a loan first and then search a home. If you select a home in advance and later your loan gets cancelled, then you will be in a bad position.

Not hiring a Competent Realtor®

Another mistake which home buyers usually do is not hiring a professional real estate agent. With a Realtor® who has experience and time in the market, he can guide you and point out the pros and cons of the property you intend to invest in.

Not Inspecting the Property

Neglecting Additional Expenses

Once you have bought a house, the next thing demands you to pay for its insurance, monthly maintenance, and yearly taxes. You should keep these expenses in mind before going after a home.

Payson Real Estate Market – DIY Painting Tips to Help with Your Remodel

If you are remodeling your home or just getting it ready to put on the Payson real estate market, you probably want to repaint some walls throughout the house. Painting is a great project that you can do yourself and save some money. However, here are some great tips so you can paint like a professional.

Inspect & Preparation – Before painting an area you will want to do a visual inspection to check for cracks along with any flaking or peeling paint. If you do, you will want to lightly sand these area. After sanding give the area a good wipe down.

Buy Good Quality Supplies – Professionals always use high quality brushes, rollers, and painter’s tape so you should too. Better brushes and rollers mean better coverage. Good quality painter’s tape will give you nice clean lines without any drips.

Protect – Remember to protect and cover anything you do not want painted. You may think the extra time to cover the flooring and furniture is a waste of time but you will be glad you did in the end, because paint goes everywhere.

Remove light & outlet covers – Again, you may think you can save time by not removing these items, but your paint job will look more professional if you do.

Always you primer – Applying primer before you paint is a very critical step. Primer really helps when you need to cover surfaces with darker paint or high gloss paint.

Cut in, then top to bottom – Finally, you are ready for the color. After you have cut in the edges, always work from the top to the bottom of the wall. If you’ve made a mistake, paint right over it while it is still wet.
