Payson Real Estate – Fall Maintenance Tips for your Home

Payson Real Estate Fall Maintenance TIpsPayson Real Estate – Fall Maintenance Tips for your Home

Fall is a period of many changes. For instance, some fruits are becoming ripe, leaves are changing their colors and temperatures are going down especially at night. It turns out that fall is the ideal season to get involved in some home maintenance activities too because every home must be prepared for the colder months in a timely manner. According to many experts, fall cleaning is as important as spring cleaning. That’s why we have decided to create a list of fall home maintenance tips that will help you keep your most valuable possession (your home) safe and in great condition when you are ready to put it up for sale on the Payson real estate market.

Leaky faucets

Inspect all the faucets on your property to make sure that they are not dripping or leaking. Visit your bath, kitchen and utility rooms. In case you notice any leaky faucets, replace them before the colder months come because you can experience more serious problems. It is also a good idea to turn off the sprinkler system and outdoor faucets during fall and winter.

Check the furnace

Find a good HVAC service provider and prepare your furnace. If your furnace is working in a proper way, you will save energy which means that you will save some money too. Keep in mind that you should change the furnace filter at least 3-4 times during autumn and winter.

Inspect the gutters

As we all know, fall season usually brings some rainfall and that’s why the gutters must be checked on a regular basis. They can easily get clogged with leaves and needles causing problems to the external walls and roof. Besides cleaning the debris from the gutters, you should also check whether the gutters are damaged or not and whether the water is draining in the right direction. If the water is not draining away in a proper way you can damage your house’s foundation.

Check the attic

Visit the attic before fall comes and check the insulation. Watch for signs of leaks and damages. Additionally, make sure that the insulation is not blocking the ventilation system. This inspection will also help you determine whether the area is sealed well, so you won’t have to deal with pests in winter.

Check the windows

Windows that are not sealed well can lead to a wide range of problems. They can use a lot of energy from your home when it becomes cold. So, look for air leaks, malfunctioning glass fitting, and ill-conditioned caulking. If you’ve been thinking about replacing weather-stripping then this is the right time to do it.

Check the fireplace

In case you have a fireplace, this is a good time to inspect the vents and the chimney. If there is any sign of blockage, hire a professional to clean them. Keep in mind that a clean chimney prevents some serious problems like CO intoxication and a chimney fire.

We hope that these tips will help you prepare your home for the colder months. And if you have any questions about the Payson Real Estate Market, contact Rory at 928-595-0136.

Payson Real Estate – Tips for Selling your Home in the Fall Season

Posted on September 21, 2016 by admin

payson real estate fall selling tipsPayson Real Estate – Tips for Selling your Home in the Fall Season

According to some statistics, the majority of homes are sold in the fall and spring season in the Payson real estate market. This makes sense because, after the long hot summer days, people are focused on taking some life-changing steps and buying a new home is certainly one of those steps. However, this doesn’t mean that you just need to list your home and wait for the buyers to come. On the contrary, you must be active and get involved in some activities that will help you sell your home in the fall season faster and bring you more money.

So, before the holiday season kicks in, try to use some of these tips to increase your chances for a good deal for your home.

  1. Take care of the exterior

There are many people who make the same mistake by focusing on the interior of their home. Of course, the interior probably plays a crucial role when it comes to overall appearance, but truth is that the exterior is very important too especially during the fall season. Let’s not forget that the exterior of the property is the first thing that buyers will see and as we all know the first impression is always important. So, remove the fallen leaves, remove the weeds and mow the lawn. It’s also a nice idea to plant some vegetables or decorative plants that naturally grow during the fall season like pumpkins, so you can create a beautiful atmosphere.

  1. Change the listing

Analyze the photos that you have submitted together with the home listing online and add new ones or replace them completely with photos that represent your home during the fall season. In most cases, your home will look more interesting during this season because of the interesting contrast of changing colors outside your home. This is especially true for those who have trees and plants in their yards.

  1. Replace the décor

Most people associate the fall season with dull and dark things, but it doesn’t have to be like that. The cold weather should not stop you from creating a more enthusiastic atmosphere in and around your house. Include seasonal decorations with autumn colors around your home. Experts advise the use of neutral, earthy colors on the walls and throws, cushion covers and other furnishings in warmer colors including orange and red.

  1. Make your home warmer

The fall season brings colder days and nights and these low temperatures can affect the mood of the buyer. However, by setting an ideal temperature inside your home, the visitors will feel more comfortable and satisfied. Don’t hesitate to use the fireplace in case you have one. A fireplace can create a cozy, friendly atmosphere.

  1. Take care of the small details

Even though this tip can help you at any season, we will still mention it. Creating a warm atmosphere inside your home should be your top priority. That’s why you should add some aromas around your home with the help of candles, fresheners or even with some baked goods.

Payson Real Estate Backyard Improvements

Payson Real Estate – Backyard Improvements to Elevate Your Home Value

The backyard of your house holds great value. If you plan correctly, it can increase your living space, make your house more beautiful, and increase its market value. There are multiple things which you can do to achieve a great backyard. Some of them are discussed below:

Furnished Patio

One of the many benefits of living in Arizona and the Rim Country is the beautiful weather. You can take full advantage of the weather by utilizing our outdoor living spaces and patios. Furnishing your patio with tables, chairs along with umbrellas for additional shade make this space much more enjoyable. They not only add living space to your house but increase its market value. You can find a lot of patio themes online and choose the one, which suits best to your house.

Moreover, you can construct enclosures over and around your patio as well. Enclosures keep your patio upholstery safe, transforming open space into an indoor living area.

Plants & Birds

Your backyard can be much more visually appealing with a few areas of plants. You may prefer flowers or even a small herb garden. You can use recycle old worn-out furniture pallets to make small boxes in which you can grow your plants. You may also enjoy placing bird feeders and a fountain or bird bath in your backyard to attract birds which you can enjoy watching. Remember, certain plants will attract butterflies and hummingbirds to your backyard as well.

Smart Irrigation System

Setting up a smart irrigation system in your own backyard is a good idea. If you can utilize a timer which will water in the cooler parts of the day, you will maximize your watering benefits for your yard.  It is both economical, healthy, and appealing.

Benefits of Improving your Backyard

There are many benefits of improving your backyard. Some of them are:

  • Better living conditions: Improving your backyard makes it more enjoy while you live in your home.
  • Ups the value of your house: It increases the market value of your home. If you intend to sell your house then make sure you have a well-furnished backyard.
  • More potential buyers: As said earlier, improving your backyard improves the conditions of your house and will attract more potential buyers when you are ready to sell.

Payson Realtor – Basic Mistakes Home Buyers Should Avoid

Posted on August 16, 2016 by admin

payson realtor mistakes to buying a home

Payson Realtor – Basic Mistakes Home Buyers Should Avoid

A potential buyer needs to be more focused and attentive while engaging in purchasing a property. This is because, when you’re buying a home, you’re investing a good fortune in it. Therefore, you need to be very cautious buying a property. If things go wrong then you could be in for a substantial financial setback.

To make things easier for you, we have compiled a list of mistakes which potential home buyers should avoid.

Keep the Emotions Aside

It is a common observation that home buyers go emotional when buying a home. Emotions reduce your rational thinking leading you to make emotional decisions which may not be in your best interest.

This requires you to know your needs, wants and budget. Don’t buy a home which is too large or too small for your needs. Choose the one which is optimum for your family requirements.

Neglecting Mortgage Qualification

The most basic thing, which affects the prospect of you buying a home, is your mortgage qualification. If a lender rejects your mortgage application then it will become tough for you to generate enough money for buying a home.

Mortgage qualification demands you to improve your credit worthiness. But many potential home buyers carelessly spend money, thus reducing their chances of getting a loan

Moreover, you should seek a loan first and then search a home. If you select a home in advance and later your loan gets cancelled, then you will be in a bad position.

Not hiring a Competent Realtor®

Another mistake which home buyers usually do is not hiring a professional real estate agent. With a Realtor® who has experience and time in the market, he can guide you and point out the pros and cons of the property you intend to invest in.

Therefore, don’t hire your friend or relative for the job. Hire a professional Realtor® and let him do the rest.

Not Inspecting the Property

Don’t fall in a love at first sight, rather inspect the property, properly. You should know all of its ups and downs, before investing in it.

Neglecting Additional Expenses

Once you have bought a house, the next thing demands you to pay for its insurance, monthly maintenance, and yearly taxes. You should keep these expenses in mind before going after a home.

If you fail to pay all these expenditures then these could end causing problems for you. So, you need to choose a property which you can afford, not just one you can at the time of purchase.

Payson Real Estate Market – DIY Painting Tips to Help with Your Remodel

Payson Real Estate Market Painting Tips

Payson Real Estate Market – DIY Painting Tips to Help with Your Remodel

If you are remodeling your home or just getting it ready to put on the Payson real estate market, you probably want to repaint some walls throughout the house. Painting is a great project that you can do yourself and save some money. However, here are some great tips so you can paint like a professional.

Inspect & Preparation – Before painting an area you will want to do a visual inspection to check for cracks along with any flaking or peeling paint. If you do, you will want to lightly sand these area. After sanding give the area a good wipe down.

Buy Good Quality Supplies – Professionals always use high quality brushes, rollers, and painter’s tape so you should too. Better brushes and rollers mean better coverage. Good quality painter’s tape will give you nice clean lines without any drips.

Protect – Remember to protect and cover anything you do not want painted. You may think the extra time to cover the flooring and furniture is a waste of time but you will be glad you did in the end, because paint goes everywhere.

Remove light & outlet covers – Again, you may think you can save time by not removing these items, but your paint job will look more professional if you do.

Always you primer – Applying primer before you paint is a very critical step. Primer really helps when you need to cover surfaces with darker paint or high gloss paint.

Cut in, then top to bottom – Finally, you are ready for the color. After you have cut in the edges, always work from the top to the bottom of the wall. If you’ve made a mistake, paint right over it while it is still wet.

So, as you can see, there are many important steps to painting. You may be tempted to skip some to save time but don’t, so you can achieve professional results.  If you have questions putting your house up for sale on the Payson real estate market, contact your Payson Realtor® Rory Huff at 928-595-0136

Payson Real Estate – A Few Tips to Help You With Your Remodel

A Few Tips to Help You With Your Remodel

Payson Real Estate – A Few Tips to Help You With Your Remodel

Homeowners are involved in remodeling projects throughout the year, but it seems that most of them are performed during the summer months. This is the time of the year when the weather is warm and people usually have more free time.

If everything is planned well, the remodeling process should bring many interesting and fun moments. This is logical because you are working on something that will improve the place where you are spending most of your time every day. Unfortunately, we have all heard the stories about some very big problems that occurred after some homeowners have started remodeling their home. Instead of making your home a better space, you may end up with a lot of anger, frustration, and an empty wallet. This is definitely something that no one wants and in order to protect yourself from making bad decisions during the remodeling process, we have created a short list of tips that can help you.

Focus on choosing the right specialists for this job

According to many experts, the designer, architect, bath designer, kitchen designer and space/room planner are the most important specialists for this type of job. In addition, you should know that using the help of a skilled interior designer who is expert in space planning is not the same as using the help of a decorator who is focused on furniture. In other words, you will need to use the help of the right type of professional for every task. It is not a good idea to let your contractor be a designer at the same time.

Where should you go during the process of remodeling?

There are many people who move out of their home until the project is finished. This might sound like a good idea, but in case you want to follow it, make sure that you have enough money. On the other hand, if you stay in your home you should be prepared for conditions that are similar to the one found at camp sites. You might not be able to use the kitchen, bathroom and other areas of the home whenever you want.

Decision making

Every decision and action you take related to design and materials should not be spontaneous. You must have a good plan and make these decisions before the work begins. If you have a good plan you will know how much money the project will require. Of course, you must be prepared for some unexpected expenses because there are some things that cannot be predicted.

Payson Real Estate: A Few Common Mistakes Made by Modern Home Buyers

Payson Real Estate Home Buyer Mistakes

Payson Real Estate: A Few Common Mistakes Made by Modern Home Buyers

Buying a new home can be one of the best experiences in your life. For many people, homes are sacred places, shelters and castles where memories and dreams are made. This is where families spend most of their time together. It is no surprise why people want to go home when they want to relax and re-energize – they simply feel the best in their homes. So, if you are thinking about buying a new home, you must be very careful because there are a few common mistakes modern home buyers make that can make this experience less enjoyable. These mistakes can cost you a lot of money and time. This is a short list of some of the most common mistakes you should avoid as a home buyer.

Buying a home that you can’t afford/ don’t need

It is easy to get carried away by the beauty of some homes. For most people, spacious homes are more attractive which is quite natural, but before choosing a home, ask yourself whether you can afford it. Instead of buying a huge home and getting a loan that you will have to pay for the rest of your life, you should think about its functionality. Do you really need such large house? Buying a home with ten rooms and using only two or three of them at a time is not logical.

Relying on more than one real estate agent

When people want to buy a home, they often make the same mistake – they ask for help from several real estate agents. The best idea is to choose one agent and stick to their services. This is the only way to build a trusted relationship and to know how much money you will pay in the end. A good real estate agent will help you find the most attractive deal and explain the process of buying.

Not learning more about neighborhood

Let’s be clear, the home that you will live in (the structure) is very important. However, the physical location or the neighborhood where this home is situated is important, too. Don’t say that you must have a certain house in case you have still not investigated the neighborhood. Try to find out more about the crime rate, cleanliness, and economy to see whether that house really fits your needs and expectations.

Buying a home in a hurry

A large number of home buyers want to finish this process fast. While this is recommended when it comes to paperwork, it is certainly not a good idea to pick a home in a hurry. Even if you think that the property is worth the investment, this doesn’t mean that you should not analyze all the things linked to that property. Keep in mind that new homes are presented on the marketplace on a daily basis, so there is no need to rush things. Before you make your final decision, analyze the important things.

Payson Realtor: A Few Things You Should Know About Selling Your Home

Posted on May 26, 2016 by admin

Payson Realtor Selling Your Home

Payson Realtor: A Few Things You Should Know About Selling Your Home

Today’s real estate market is extremely competitive. This means that if you are thinking about selling your home, you should not expect to find a buyer right away. Of course, this doesn’t mean that this process should last for months. But, in order to speed up this process and finish it in the right way, you will need to learn a few things. By following this advice you will be able to sell your home quickly and get a good price for your property.

Use the Help of an Experienced Realtor®

If you are serious about selling your home fast, you should definitely use the help of a Realtor®. Obviously, the Realtor® that you will choose must be experienced and have knowledge about the specific area where your home is located. They also need to be familiar with the current market trends. Besides these qualities, hiring a Realtor® is a good idea because these professionals have resources and contacts that ordinary people don’t have. Thanks to all these things, they should be able to find you a good buyer in a relatively short period of time.

Be Realistic when it comes to the Price

The starting price is very important because it can attract potential buyers or make them stay away. A good Realtor® will probably give you a realistic suggestion about the price of your home and they will give you examples of the prices of other houses for sale in your area. If the price is very high, buyers will probably look for another option and if the price is very low they will become suspicious. It is the best idea to find a reasonable price and attract every serious buyer.

Clean/Organize Your Home

Every person, including your buyer, wants to enter a well-organized and clean home. So, before you begin with this process, make sure that every space in your home is de-cluttered. Remove the items that you don’t use and things that make your home look unattractive.

Home Repairs

Home repairs can be quite costly and many people who are selling their homes are avoiding them simply because they don’t want to spend the extra money. However, you can always perform some minor repairs. For instance, you can fix a dripping faucet in the bathroom. Create a short list of small things that can be repaired. Then repair them yourself or hire a professional.

Wait for the Right Buyers

If you are selling your home you will probably want to meet every potential buyer, but remember that you are not a professional salesperson. After all, this is the reason why you have hired a Realtor® in the first place. Let them find the best buyer.

So, as you can see, these are just a few you should know when selling your home. If you have questions about buying a home in the Payson AZ area or thinking of listing your home for sale, contact your Payson Realtor® Rory Huff at 928-595-0136
