Home Inspector Tips for Sellers and Buyers
Home Inspector Tips for Sellers
1. Move your pets.
Pets underfoot can make the inspector’s job more difficult. With pets out of the way, the inspector doesn’t have to worry about losing a cat or dog as they move in and out.
2. Clean
Declutter and clean. This may be the first time a buyer is in the house for an extended period of time and it’s a good time to make a good 2nd impression.
Home Inspector Tips for Buyers
1. There will be problems
An inspector’s job is to judge a house fairly but not every issue is critical.
2. Almost anything can be fixed
Everything is upgradable, fixable or replaceable. You need to have a list of what those things are.
3. One thing to worry about is water
Note any issues such as puddles and leaks, address any water-related issues before closing.
4. Home inspectors aren’t fortune tellers
Inspectors can’t tell you how long something will last. They can only tell you if something is in good shape.
5. Find the balance
Weighing the balance between your love for a home and the costs of repairs may make things difficult. Take your time and consider the investment you are about to make.

Winter Weather – Be Prepared
Traveling in Rim Country this winter? Before you go check road conditions at www.AZ511.com for road closures and crash incidents.
The number one cause of winter car accidents is ice and snow on the roadways.
Slow down. Braking takes longer on slippery roads — the slower you go, the easier it will be for you to recognize potential hazards and control, slow, and stop your vehicle. Make sure your car is prepared for the winter conditions (check your battery, windshield wipers and washer fluid, tires, antifreeze, and headlights).
Items to keep in your car kit during the winter
Your winter emergency kit should include basic survival supplies, safety items, car maintenance tools, and winter clothing. These items will help you stay comfortable and hydrated if you ever get stuck on the side of the road or have to wait out a storm. Pack your supplies into a storage bin, and place your roadside emergency kit inside your car before venturing out into the cold weather.
Here is a list of items to include in your vehicle when driving in winter:
Flashlight
Bag of cat litter, sand or salt
Snow shovel
First aid kit
Ice scraper
Jumper cables
Water
Blanket
Cell phone charger
Reflective triangles
Non-perishable snacks
Matched
Toolkit
And be sure to keep your car maintained; inspect your battery, replace your wiper blades if needed, keep gas in the tank and check your tires.

How to Negotiate Following a Home Inspection
A home inspection is one of the processes to be completed before the sale is finalized. Wheather you are the Buyer or Seller, if the home inspection presents substantial concerns here are some measures to follow.
1. Discuss the home inspection report with your real estate agent
2. Take the current real estate market into account
3. Focus on repairs by the size of the problem and the cost of resolving it
4. Request estimates from local contractors
