According to many experts, fall cleaning is as important as spring cleaning. That’s why we have decided to create a list of fall home maintenance tips that will help you keep your most valuable possession (your home) safe and in great condition when you are ready to put it up for sale on the Payson real estate market.

Leaky faucets

Inspect all the faucets on your property to make sure that they are not dripping or leaking. Visit your bath, kitchen and utility rooms. In case you notice any leaky faucets, replace them before the colder months come because you can experience more serious problems. It is also a good idea to turn off the sprinkler system and outdoor faucets during fall and winter.

Check the furnace

Find a good HVAC service provider and prepare your furnace. If your furnace is working in a proper way, you will save energy which means that you will save some money too. Keep in mind that you should change the furnace filter at least 3-4 times during autumn and winter.

Inspect the gutters

As we all know, fall season usually brings some rainfall and that’s why the gutters must be checked on a regular basis. They can easily get clogged with leaves and needles causing problems to the external walls and roof. Besides cleaning the debris from the gutters, you should also check whether the gutters are damaged or not and whether the water is draining in the right direction. If the water is not draining away in a proper way you can damage your house’s foundation.

Check the attic

Visit the attic before fall comes and check the insulation. Watch for signs of leaks and damages. Additionally, make sure that the insulation is not blocking the ventilation system. This inspection will also help you determine whether the area is sealed well, so you won’t have to deal with pests in winter.

Check the windows

Windows that are not sealed well can lead to a wide range of problems. They can use a lot of energy from your home when it becomes cold. So, look for air leaks, malfunctioning glass fitting, and ill-conditioned caulking. If you’ve been thinking about replacing weather-stripping then this is the right time to do it.

Check the fireplace

In case you have a fireplace, this is a good time to inspect the vents and the chimney. If there is any sign of blockage, hire a professional to clean them. Keep in mind that a clean chimney prevents some serious problems like CO intoxication and a chimney fire.

April is a very busy month in Payson and the Rim Country. Spring has definitely sprung and it’s time to get outside. There are many community events this month and certainly something for everybody. This is a great month to showcase to visitors the different types of events that happen in the area and let them know what a great place Payson is to live and if they are interested in Payson real estate.

April 9th – This Saturday is one of the busiest all month long. If you have children or grandchildren who play baseball or softball, it is Opening Day of Little League. Games are being played all day long on both Rumsey 2 and Rumsey 3. Also going on is the Annual Business Showcase in the Sawmill Crossing Parking Lot from 10am until 4pm. This is a fun event to learn more about what this local businesses have to offer. And then finally, the Optimist Kids Fishing Festival is going on down at Green Valley Park from 8am until 3pm.

April 23rd – Two events are going on in the Rim Country on this Saturday. The Zane Grey 50 Mile Endurance Run is happening along the Highline Trail in Pine Arizona from 5am until 4pm. And then down at the Mazatzal Hotel and Casino, the 18th Annual Women’s Wellness Forum is taking place from 8am until 1:30pm.

April 30th – The last day of April will have the Beeline Cruise-In Car Show happening down at Green Valley Park from 8am until 4pm. This event will have great old cars and trucks along with vendors.

August is a busy time in Payson Arizona and a great time to either visit the Rim Country or get out and about. Payson hosts several events during the month of August including the World’s Oldest Continuous Rodeo along with other events and activities for the entire family.

August 8th: Glow In the Bowl Fun Run – The month of August will kick off with a fun run down at Green Valley Park on Saturday, August 8th at 8PM. There is no need for speed at this event; just fun for the whole family.

August 11th – 15th: ASU Football at Camp Tontozona – If you are a football fan you will want  to catch some of the Sun Devil’s practices up here in the cool Rim Country. They will also have a scrimmage on Saturday August 15th.

August 20th – 23rd: World’s Oldest Continuous Rodeo – This is the main event happening in Payson during the month of August. Payson has hosted this rodeo for 131 continuous years. Come on out to the rodeo with your cowboy hat and boots for evening shows on Thursday, Friday, and Saturday along with rodeo matinees at 1PM on Saturday and Sunday. And don’t forget the Rodeo Parade going down Main St in Payson Saturday August 22nd at 9AM

Every Saturday in August – If you are in the Payson area any Saturday in August, make sure you take in the local Payson Farmer’s market in the Sawmill parking lot from 8am until noon. They have delicious produce, grass fed beef, honey, fudge, local goat cheese, and much-much more.

So, you are considering buying some Payson real estate and moving to Payson, AZ but you may be wondering about all the things to do in the Rim Country. Below are just a few of the things to do in Payson, AZ including outdoor recreation, food and dining, and entertainment.

Outdoor Recreation – The Rim Country is home to the largest Ponderosa Pine Forest. It provides an excellent place for hiking, biking, fishing, and hunting. In Payson, we have “PATS” which is the Payson Area Trail System. It makes hiking and biking around town fun and easy. Some enjoyable places to fish are the rim lakes like Woods Canyon and Willow Springs along with Tonto and Christopher Creek.

Food & Dining – Payson is home to many small businesses along with great dining and food experiences. You can enjoy a nice lunch and treat at The Sweet Shoppe or afternoon ice cream and coffee at Scoops. If you are looking for a great family restaurant then Macky’s Grill is your best choice. But if you are in the mood for some amazing Italian cuisine the Gerado’s Fireside Café is your next stop.

Entertainment – Payson has a great six screen movie theater if you are in the mood for a movie. In the summer, you can enjoy the “Concert in the Park” series every Saturday night in June and July down at Green Valley Park. Also on Saturdays, from Memorial Day thru the end of September you can shop at the Payson Farmer’s Market to pick up some local produce and other fine goods.
