Payson Realtor – Basic Mistakes Home Buyers Should Avoid

Payson Realtor – Basic Mistakes Home Buyers Should Avoid

A potential buyer needs to be more focused and attentive while engaging in purchasing a property. This is because, when you’re buying a home, you’re investing a good fortune in it. Therefore, you need to be very cautious buying a property. If things go wrong then you could be in for a substantial financial setback.

To make things easier for you, we have compiled a list of mistakes which potential home buyers should avoid.

Keep the Emotions Aside

It is a common observation that home buyers go emotional when buying a home. Emotions reduce your rational thinking leading you to make emotional decisions which may not be in your best interest.

This requires you to know your needs, wants and budget. Don’t buy a home which is too large or too small for your needs. Choose the one which is optimum for your family requirements.

Neglecting Mortgage Qualification

The most basic thing, which affects the prospect of you buying a home, is your mortgage qualification. If a lender rejects your mortgage application then it will become tough for you to generate enough money for buying a home.

Mortgage qualification demands you to improve your credit worthiness. But many potential home buyers carelessly spend money, thus reducing their chances of getting a loan

Moreover, you should seek a loan first and then search a home. If you select a home in advance and later your loan gets cancelled, then you will be in a bad position.

Not hiring a Competent Realtor®

Another mistake which home buyers usually do is not hiring a professional real estate agent. With a Realtor® who has experience and time in the market, he can guide you and point out the pros and cons of the property you intend to invest in.

Therefore, don’t hire your friend or relative for the job. Hire a professional Realtor® and let him do the rest.

Not Inspecting the Property

Don’t fall in a love at first sight, rather inspect the property, properly. You should know all of its ups and downs, before investing in it.

Neglecting Additional Expenses

Once you have bought a house, the next thing demands you to pay for its insurance, monthly maintenance, and yearly taxes. You should keep these expenses in mind before going after a home.

If you fail to pay all these expenditures then these could end causing problems for you. So, you need to choose a property which you can afford, not just one you can at the time of purchase.

Payson Real Estate Market Painting Tips

Payson Real Estate Market – DIY Painting Tips to Help with Your Remodel

If you are remodeling your home or just getting it ready to put on the Payson real estate market, you probably want to repaint some walls throughout the house. Painting is a great project that you can do yourself and save some money. However, here are some great tips so you can paint like a professional.

Inspect & Preparation – Before painting an area you will want to do a visual inspection to check for cracks along with any flaking or peeling paint. If you do, you will want to lightly sand these area. After sanding give the area a good wipe down.

Buy Good Quality Supplies – Professionals always use high quality brushes, rollers, and painter’s tape so you should too. Better brushes and rollers mean better coverage. Good quality painter’s tape will give you nice clean lines without any drips.

Protect – Remember to protect and cover anything you do not want painted. You may think the extra time to cover the flooring and furniture is a waste of time but you will be glad you did in the end, because paint goes everywhere.

Remove light & outlet covers – Again, you may think you can save time by not removing these items, but your paint job will look more professional if you do.

Always you primer – Applying primer before you paint is a very critical step. Primer really helps when you need to cover surfaces with darker paint or high gloss paint.

Cut in, then top to bottom – Finally, you are ready for the color. After you have cut in the edges, always work from the top to the bottom of the wall. If you’ve made a mistake, paint right over it while it is still wet.

So, as you can see, there are many important steps to painting. You may be tempted to skip some to save time but don’t, so you can achieve professional results.  If you have questions putting your house up for sale on the Payson real estate market, contact your Payson Realtor® Rory Huff at 928-595-0136

A Few Tips to Help You With Your Remodel

Payson Real Estate – A Few Tips to Help You With Your Remodel

Homeowners are involved in remodeling projects throughout the year, but it seems that most of them are performed during the summer months. This is the time of the year when the weather is warm and people usually have more free time.

If everything is planned well, the remodeling process should bring many interesting and fun moments. This is logical because you are working on something that will improve the place where you are spending most of your time every day. Unfortunately, we have all heard the stories about some very big problems that occurred after some homeowners have started remodeling their home. Instead of making your home a better space, you may end up with a lot of anger, frustration, and an empty wallet. This is definitely something that no one wants and in order to protect yourself from making bad decisions during the remodeling process, we have created a short list of tips that can help you.

Focus on choosing the right specialists for this job

According to many experts, the designer, architect, bath designer, kitchen designer and space/room planner are the most important specialists for this type of job. In addition, you should know that using the help of a skilled interior designer who is expert in space planning is not the same as using the help of a decorator who is focused on furniture. In other words, you will need to use the help of the right type of professional for every task. It is not a good idea to let your contractor be a designer at the same time.

Where should you go during the process of remodeling?

There are many people who move out of their home until the project is finished. This might sound like a good idea, but in case you want to follow it, make sure that you have enough money. On the other hand, if you stay in your home you should be prepared for conditions that are similar to the one found at camp sites. You might not be able to use the kitchen, bathroom and other areas of the home whenever you want.

Decision making

Every decision and action you take related to design and materials should not be spontaneous. You must have a good plan and make these decisions before the work begins. If you have a good plan you will know how much money the project will require. Of course, you must be prepared for some unexpected expenses because there are some things that cannot be predicted.

Payson Real Estate: A Few Common Mistakes Made by Modern Home Buyers

Payson Real Estate Home Buyer Mistakes

Payson Real Estate: A Few Common Mistakes Made by Modern Home Buyers

Buying a new home can be one of the best experiences in your life. For many people, homes are sacred places, shelters and castles where memories and dreams are made. This is where families spend most of their time together. It is no surprise why people want to go home when they want to relax and re-energize – they simply feel the best in their homes. So, if you are thinking about buying a new home, you must be very careful because there are a few common mistakes modern home buyers make that can make this experience less enjoyable. These mistakes can cost you a lot of money and time. This is a short list of some of the most common mistakes you should avoid as a home buyer.

Buying a home that you can’t afford/ don’t need

It is easy to get carried away by the beauty of some homes. For most people, spacious homes are more attractive which is quite natural, but before choosing a home, ask yourself whether you can afford it. Instead of buying a huge home and getting a loan that you will have to pay for the rest of your life, you should think about its functionality. Do you really need such large house? Buying a home with ten rooms and using only two or three of them at a time is not logical.

Relying on more than one real estate agent

When people want to buy a home, they often make the same mistake – they ask for help from several real estate agents. The best idea is to choose one agent and stick to their services. This is the only way to build a trusted relationship and to know how much money you will pay in the end. A good real estate agent will help you find the most attractive deal and explain the process of buying.

Not learning more about neighborhood

Let’s be clear, the home that you will live in (the structure) is very important. However, the physical location or the neighborhood where this home is situated is important, too. Don’t say that you must have a certain house in case you have still not investigated the neighborhood. Try to find out more about the crime rate, cleanliness, and economy to see whether that house really fits your needs and expectations.

Buying a home in a hurry

A large number of home buyers want to finish this process fast. While this is recommended when it comes to paperwork, it is certainly not a good idea to pick a home in a hurry. Even if you think that the property is worth the investment, this doesn’t mean that you should not analyze all the things linked to that property. Keep in mind that new homes are presented on the marketplace on a daily basis, so there is no need to rush things. Before you make your final decision, analyze the important things.

Payson Realtor: A Few Things You Should Know About Selling Your Home

Payson Realtor Selling Your Home

Payson Realtor: A Few Things You Should Know About Selling Your Home

Today’s real estate market is extremely competitive. This means that if you are thinking about selling your home, you should not expect to find a buyer right away. Of course, this doesn’t mean that this process should last for months. But, in order to speed up this process and finish it in the right way, you will need to learn a few things. By following this advice you will be able to sell your home quickly and get a good price for your property.

Use the Help of an Experienced Realtor®

If you are serious about selling your home fast, you should definitely use the help of a Realtor®. Obviously, the Realtor® that you will choose must be experienced and have knowledge about the specific area where your home is located. They also need to be familiar with the current market trends. Besides these qualities, hiring a Realtor® is a good idea because these professionals have resources and contacts that ordinary people don’t have. Thanks to all these things, they should be able to find you a good buyer in a relatively short period of time.

Be Realistic when it comes to the Price

The starting price is very important because it can attract potential buyers or make them stay away. A good Realtor® will probably give you a realistic suggestion about the price of your home and they will give you examples of the prices of other houses for sale in your area. If the price is very high, buyers will probably look for another option and if the price is very low they will become suspicious. It is the best idea to find a reasonable price and attract every serious buyer.

Clean/Organize Your Home

Every person, including your buyer, wants to enter a well-organized and clean home. So, before you begin with this process, make sure that every space in your home is de-cluttered. Remove the items that you don’t use and things that make your home look unattractive.

Home Repairs

Home repairs can be quite costly and many people who are selling their homes are avoiding them simply because they don’t want to spend the extra money. However, you can always perform some minor repairs. For instance, you can fix a dripping faucet in the bathroom. Create a short list of small things that can be repaired. Then repair them yourself or hire a professional.

Wait for the Right Buyers

If you are selling your home you will probably want to meet every potential buyer, but remember that you are not a professional salesperson. After all, this is the reason why you have hired a Realtor® in the first place. Let them find the best buyer.

So, as you can see, these are just a few you should know when selling your home. If you have questions about buying a home in the Payson AZ area or thinking of listing your home for sale, contact your Payson Realtor® Rory Huff at 928-595-0136

Payson Realtor – 5 Essential Tips for Every Home Buyer

Posted on May 13, 2016 by admin

Payson Realtor Tips for Buying a HomePayson Realtor – 5 Essential Tips for Every Home Buyer

There is no doubt that owning a home comes with many benefits. Homeowners can finally enjoy greater privacy, have predictable costs compared to renting, get a feeling of satisfaction and independence and have an investment that will probably pay off years from now. But, before you buy a home, you must do some proper research in order to get the best possible deal. After all, this is an investment that many people make once in their lifetime and it should not be completed in a hurry. That’s why we have decided to share 5 essential tips for every home buyer.

  1. Finding the Right Location

Obviously, this should be one of the first things that future home buyers should do. Even the best looking property won’t be useful if it is located in a place that doesn’t suit you. So, you should check how close this property is to your work or schools in case you have children or planning to have children. In addition, access to retail stores, parks, dentists, doctors, playgrounds and other similar facilities will definitely be an advantage.

  1. Choosing the Type of House You Want

There are many different types of houses and each of them has different amenities. For instance, some people prefer townhouse or ranch style houses while others like multiple stories houses. Obviously, you will need to consult your partner and children for this because you will live together in this place and you want to keep everyone happy.

  1. Analyze Your Budget

There are a huge number of home buyers who make the same mistake – they are not calculating their budget before they start looking for a new home. While it is true that more expensive houses are usually more attractive, it is also true that you can find great homes that are not expensive. So, before you start with this process, assess your budget and look only for houses that are within your budget. In addition, don’t forget that besides the purchase price of the house, you will need to invest in furniture and other things in your home. If you are buying an older house, you should calculate the cost of renovation and/or remodeling.

  1. Don’t Forget Your Credit Score

Since the number of people who have enough money to pay the price at once is very low, it is a good tip to check your credit score and see whether you are able to obtain that amount of money and what terms the mortgage company will provide. The simplest way to determine this is to talk to a mortgage broker.

  1. Use the Help of a Professional

Let’s be clear – this is not a simple task, so it is the best idea to leave the complicated activities to true professionals in this field. Do some research and find a reliable realtor.

So, as you can see, these are just a few tips you can use buying a home. If you have questions about buying a home in the Payson AZ area, contact your Payson Realtor Rory Huff at 928-595-0136

Payson Realtor – Spring Home Staging Tips to Sell Your Home

Posted on May 2, 2016 by admin

Payson Realtor Spring Staging TipsPayson Realtor – Spring Home Staging Tips to Sell Your Home

The real estate season is upon us now that the warmer temperatures are here. Buyers will be out in full force looking for their dream home. If you are selling your home this Spring, there are many home staging tips which will make your home more appealing to buyers. Here are just a few to consider from your Payson realtor.

Curb Appeal – Let’s start with curb appeal. Now that it is spring, everyone is thinking flowers. Planting flowers in your front yard and back yard planters can really brighten up your yard. Make sure all leaves are ranked and bushes trimmed. Also, a fresh coat of paint on the front door, new door hardware and a fresh welcome mat will make your house more inviting to potential buyers.

Make all Minor Repairs – Throughout your home you may have minor repairs which have been on the honey-do-list for years. Now is the time to get them fixed. Potential buyers love a home which is move-in ready and doesn’t have a lot of items they need to put on “their to-fix-it” list.

Declutter & Depersonalize – Removing the clutter from your home not only makes it easier on you when it’s time to move but with less items in the house it makes it look bigger. Also, removing “your collections” and other personal items will make it easier for potential buyers to “picture” themselves in your home.

Spring Clean – Everyone thinks of spring cleaning this time of year but giving your home a good deep-down cleaning before you put it on the real estate market will definitely help you sell it faster. This is a great time to hire a professional cleaning company if you do not have the time or desire to do it yourself.

Update the Interior – Most potential buyers will appreciate an updated decor. Remove wallpaper and paint the walls with a neutral color. Also, removing out-dated items like heavy drapes and old flooring choices can make your home more appealing to the modern home buyer.

So, as you can see, these are just a few tips you can use when staging your home for sale this spring. If you have questions about buying a home in the Payson AZ area or thinking of listing your home for sale, contact your Payson Realtor Rory Huff at 928-595-0136

Payson Real Estate Market – Spring Time Declutter Tips

Posted on March 28, 2016 by admin

Payson real estate market spring declutter

Payson Real Estate Market – Spring Time Declutter Tips

Spring is here and it is the perfect time to do some semi-annual decluttering in your home. Reducing the clutter in your living space not only reduces your stress levels but it can also make it easier to sell your home in the Payson Real Estate Market. Less clutter around your home will make it a more enjoyable space for you to escape and unwind from your busy life.

Main Living Areas – The living room and dining room can be a catch all for paper clutter. Weeks or even months of newspapers and magazines may be stacked on any flat surfaces. Remove this paper clutter as well as items that belong in other rooms in the house. Your dining room may be home to unfinished projects. Pick these items up and take control back of this area while removing the guilt of unfinished items staring at you.

Bathrooms – Our bathroom drawers, linen closets, and medicine cabinets can easily get out of control with clutter. First, organize the drawers by the bathroom sinks. These should contain frequently used items, neatly organized and easily accessible. Next, go through the linen closet and removed unused towels, sheets, and blankets. You can donate these items to your local animal shelter.  Then, go through your medicine cabinet and removed out dated medications and other toiletries. Remember the police department will allow you to properly dispose of your out dated medications. Finally, look at your vanity countertops. Remove most of these items and store in nearby drawers or cabinets. Keeping only a few essential items on the countertops will make them easier to clean all year long.

Bedrooms – Again our bedrooms can become a dumping ground for items that don’t have a home. Remove these items and make a proper place for wanted items. Give away and throw away the rest of the clutter. Clothes are a big issue in the bedrooms. Have your run out of closet and drawer space? Then you probably have too many clothes, most of which you don’t even wear. Go through your dresser drawers and closets and remove items you have not worn in the last six months to one year. Donate these items to a local charity or thrift store. Then throughout the year when you buy a new piece of clothing try to remove one or two pieces you no longer love to wear. This will keep your closets under control.

So, as you can see, these Spring Time decluttering tips can help keep your sanity and also assisted when listing your home on the real estate market Payson AZ. If you have any questions about putting your home up for sale, contact Rory at 928-595-0136.
