Fore! Look out for Great Golf Community Homes of the Rim Country

Posted on May 22, 2018 by admin

The Rim Club in Payson, AZ

The Rim Country is host to many beautiful wonders, not the least of which is the abundance of tall ponderosa pines standing proudly throughout the area. Nestled among some of these portions of gorgeous pines are also some of the most striking golf courses in Arizona. With clear air and mild temperatures for much of the year, the Payson area contains hidden gems for golf enthusiasts.

Along with picturesque courses are magnificent homes tucked in right next to the greens. If golf is your sport and cool mountain air is your preference, Payson gladly provides both. Here are a few premium options for golf course properties for those ready to take a swing into the Rim Country.

Chaparral Pines

Chaparral Pines is the superior location for luxury homes in Payson, Arizona. This prestigious gated community boasts a breathtaking golf course owned by Mickelson Golf Properties, a joint venture of the legendary golf partnership between Phil Mickelson and Steve Loy. Chaparral Pines website provides a page which offers a detailed analysis of each of the course’s holes (http://chaparralpines.com/golf/course-tour).

Golf Digest magazine lists this course in the “Top 10 New Private Golf Courses in the U.S.” A combination of natural topography and artificial lakes make the Chaparral Pines golf experience one-of-a-kind.

The Rim Club

Undoubtedly one of the most beautiful golf courses in Payson as well as the state, The Rim Club offers a scenic golf course designed by legendary course designer Jay Morrish and professional golfer Tom Weiskopf. This course features several water hazards and plenty of natural obstacles, all at the crisp elevation of 5000 feet.

In addition to a breathtaking setting for golf courses, The Rim Club also features The Mountain Spa, a luxurious venue for massage as well as having a lavish salon. There is also a tennis court, swimming pool, fitness center, and more to round out an all-in-one package within a gated community.

Payson Golf Course

On the west side of Payson, past the serene Green Valley Park, lies the Payson Golf Course. This lovely 18 hole course offers great views and a combination of challenge and leisure. With affordable rates and well-groomed greens, the Payson Golf Course provides a golfer’s oasis year round that is open to the public.

Finding Homes Near the Courses

With a handful of beautiful golf courses in the Payson area, many people search for homes near these wonderful greens. The best way to start is by contacting your real estate agent. Get them on board and brainstorm your own ideas of what you want.

With many golf communities in the Rim Country vicinity, the real question is deciding where you want to locate yourself.

Many other options abound for properties and homes in close proximity to the golf courses. Basically, finding the right fit for you boils down to focusing in more and more on what you need and want in a golf community.

Some Questions to Think About

When contacting your real estate agent, it’s a good idea to organize your thoughts a little in advance. Some questions you might ask are:

  • How close do you want to be to the golf course? Do you want to be right on the green or a couple minutes’ drive from the course to minimize noise and increase privacy?
  • Does a gated community matter to you?
  • What kinds of dining do you hope for in the area?
  • What noise concerns might you have?
  • Are you allergic to certain types of trees or plants?
  • What are the three most important aspects of a home to you?

Cover your bases, and your real estate agent will cover your back. Find your golf community home today and tee off!

Presentation Matters

Posted on July 7, 2017 by admin

Presentation is Key!

Much like choosing the right words for describing your house listing, putting some effort into the details of your home presentation can also be very persuasive. The arrangement of furniture is like a well-composed sentence in a listing that entices potential home buyers to look at your property.

We’ve all heard the old saying, “A picture is worth a thousand words.” This holds true for just about anything but it is especially important advice to follow for selling a house. The pictures that you display online need to be worthy of a home and garden magazine. Thanks to the advancement of high resolution cameras being commonplace in cell phones today, with just a little skill in framing it is easy to take quality images. If you have or know someone willing to lend you a DSLR camera, that’s great! Use it and put your pictures over the top.

As great as a DSLR can be, the key to great pictures is not in the camera equipment but in the presentation of the home itself. It takes a special eye to bring each room together in the most attractive way possible. Most of the trick in creating knockout photos is in two things:

1) Your target home buyer

2) Presentation of the home

Once you identify the first item, you will have a clear goal with arranging your house. If you’re setting your listing up for a “normal” suburban neighborhood, you’ll probably be best off decorating with a typical modern style in mind. You want the house to look inviting. Give the potential buyers an idea of what the home looks like furnished while giving them the “space” to add their own personal aesthetic appeal. Essentially, you’re displaying the house much like a furniture store arranges dozens of mini “bedrooms” in their store.

Alternatively, niche homes are great to present in their intended look. For example, homes in the mountains are generally for more specific buyers, often times as a summer retreat home. These houses usually fall into one of two categories: rustic cabins or luxury mountain homes. The traditional log cabin is simple to deck out in good old fashioned frontier decor. When it comes to the high end mountain homes, a more contemporary spin on a combination of country charm and upscale elegance goes a long way in enticing buyers.

Whatever kind of home and in whatever neighborhood or location you are trying to sell, always think about presentation. Websites like Pinterest are a great way to get inspiration on decorating and presentation styles for house listings. Just think about the types of potential buyers that will likely be interested in your house and consider what they would like to see when they walk through their front door.

Homes for Sale Payson AZ – Your House is Not Your Home: Emotionally Detaching from the House You Want to Sell

Posted on May 11, 2017 by admin

Payson Homes for Sale DetachmentHomes for Sale Payson AZ – Your House is Not Your Home: Emotionally Detaching from the House You Want to Sell

When it comes to selling a house, the first thing any potential seller needs to come to terms with is separating their emotional attachment from the house they are trying to sell. Once you can detach from the “home” you have put on the market, the selling process can truly begin. It can be difficult to disentangle from all those memories made in a home, but those thoughts subconsciously discourage a seller’s ultimate goal: to sell their house.

Detachment is definitely number one when it comes to selling a home. A reliable Realtor is essential, but it will be difficult to get the ball rolling until the emotional chords have been cut. Think of this detachment like clearing out a messy garage. As soon as you make room, you can work on that project you’ve been putting off for weeks or now you can finally park your car out of the sun. Our emotions can be like rooms in a house, places that suddenly have all kinds of possibilities when we “clear” them out.

Of course, thinking about your home this way can be challenging. After all, there had to be good reasons for purchasing the house that you are currently trying to sell. Now, the focus just needs to be shifted so you can proactively put energy into a successful sale.

A good way to do this is to look at your house not as your home but as something else you might sell like your old car. After all, selling a car probably means a new car is on the horizon, so it’s actually something to be excited about, just like looking forward to moving on and into a new home soon.

Another way to sever the emotional connection with the house you’re trying to sell is to list all the great memories you’re thankful for and have experienced in that place. It might feel silly at first, but acknowledging all the good times you’ve had and that you’re moving on to bigger and better things can make an invisible shift in your mind that transforms the whole selling process. Besides, nothing puts our minds in a more positive, can-do state than gratitude.

Home for Sale Payson AZ Maintenance TipsHome for Sale Payson AZ – 5 Spring Home Maintenance Tips

Well, spring is definitely here with the warmer weather and higher pollen count. You probably have on your to-do list some home maintenance now that the weather is nicer. Our homes are often neglected during the cold winter months so now is the time to give them some extra tender loving care.

Maintenance Tip #1 – Clean the Gutters & Examine the Roof – Pine needles and debris are always gathering on our roof tops. The gutters should be cleaned out at least twice a year so during your spring maintenance is a great time to get them cleared out. While you are up there it is a good idea to examine your roof for any damage that may have occurred over the winter.

Maintenance Tip #2 – Service Your AC Unit – Now is the time to have a professional come and do a service call on your ac unit to make sure it is in good working order for the warm summer months. You never know when that first hot day will be so getting it ready now will ensure you can just turn it on when you need it. Also change any filters in the house.

Maintenance Tip #3 – Check the Smoke Detectors – It’s always a good idea to test your smoke detectors in the house to make sure they are working properly. If needed, change the batteries.

Maintenance Tip #4 – Inspect the Chimney – You will also want to have a professional come and inspect your chimney for any cracks or leaks that may have occurred during the winter. While they are up there, have them clean the flue so it is already to fire up next winter.

Maintenance Tip #5 – Give the Yard some TLC – With the warmer weather you will want to start to enjoy your yard again. So, wash off the patio and rack up the leaves, needles, and dead weeds. You may also want to get any planting beds ready for some spring flowers or summer vegetables.

And remember that good home maintenance will help keep your home in top reselling shape. If you have any questions about listing your home for sale Payson AZ, contact Rory at 928-595-0136

Homes for Sale Payson AZ – 5 Home Improvements for Under $500 to Increase Your Home’s Resale Value

Posted on January 21, 2016 by admin

Homes for Sale Payson AZ Front Door HardwareHomes for Sale Payson AZ – 5 Home Improvements for Under $500 to Increase Your Home’s Resale Value

Many people believe that doing any improvements to their home is too expensive and out of their budget. But doing small improvement projects can greatly increase your homes resale value when putting their home for sale Payson AZ. Below we have five home improvements you can do in a weekend and most are under $500.

#1 – The Front Door: Now you may be thinking that replacing the front door of your home is far too expensive but you can fix it up for much less and get the same results. The front door is typically the first impression to a potential buyer, so make it a good one. A fresh coat of paint and some new hardware will welcome buyers into your home without breaking the bank.

#2 – The Lights: The light fixtures in your home can become old and outdated very quickly. You can give your home a fresh look easily by replacing old light fixtures with newly designed fixtures. You can generally replace bathroom vanity lights for around $100 and wall scones normally run under $100 to replace.

#3 – The Paint: Repainting interior walls can really give your home a face lift and is fairly inexpensive project especially if you do it yourself. You can tackle a room easily in a weekend. Paint can give an old house a new clean look in no time.

#4 – The Toilets: You may want to replace your bathroom toilets just because of their looks but newer toilets are more water efficient and can save you money. Potential buyers may pick to purchase your home because it has newer fixtures. Most experienced do it yourselfers can handle a toilet replacement but if you are unsure, call a professional plumber.

#5 – The Yard: Curb appeal is very important when selling your house. So it makes sense to spend some money improving your yard. Many times just spending some time raking leaves and weeding the area can make a huge difference in the looks of your yard. Consider planting perennials to save money and add some color as well.

Homes for Sale Payson AZ – # 1 New Year’s Resolution for Your House

Posted on December 28, 2015 by admin

Homes For Sale Payson AZ New Years ResolutionHomes for Sale Payson AZ – # 1 New Year’s Resolution for Your House

It is that time of year when everyone is making New Year Resolutions. The most popular ones are to lose weight, get in shape, and save money; but the most popular New Year Resolution pertaining to your home is to declutter and organize. So, here are some tips to help with this popular home-related resolution.

Do a little each day – There are many creative was to declutter your home. Some experts suggest to spend just five minutes a day decluttering and area of your home, while others suggest to collect a grocery bag full of items to throw away. You can vow to give away an item a day or make bins which are marked as put away, throw away, and give away to help reduce the clutter in your home. As they say, you can’t organize clutter, you just need to get rid of it.

Tackling Your Closets- We all have clothes that we no longer wear either because they don’t fit or are out of style which are taking up too much room in our closets and dresser drawers. One suggestion is when you buy a new piece of clothing, give one or even two pieces away. There are many organizations that will take your gently used clothing and resell them. Another suggestion is to turn all your clothes hangers in your closet the opposite direction in January. When you wear an item of clothing, turn the hanger the other way. Any clothes on hangers which have not been turned by June should be ones you consider donating because you have not worn them in the past six months.

Taming the Paper-Clutter Monster – Paper is one of the biggest problems when it comes to the “clutter monster” in your home. It can get out of control so easily. The piles can take over any desk, counter, or flat surface in a blink of an eye. One piece of advice is to handle each piece of paper only once. When it comes into your home, decide then if you should keep it or throw it away. If you need to keep it then ask yourself if you should file it or scan it into the computer. Many items, like children’s artwork, can be scanned or photographed to save as a digital keepsake. All bills should have their proper place and any reminders should go on the family calendar quickly and then thrown away.

So, if you follow these few tips you can start regaining control of your home from clutter. And without the clutter your home will be much easier to sell when it’s time to put it on the market. Homes for Sale Payson AZ – How to Protect Your Home While Away for the Holidays

Homes for Sale Payson AZ Protect Your HomeHomes for Sale Payson AZ – How to Protect Your Home While Away for the Holidays

It is that time of year when most people will be traveling away from home for the holidays. It is important to protect your home while you’re away from thieves and Mother Nature. So, here are some tips to keep in mind and follow to keep your home safe this time of year.

Mail/Packages/Newspapers – If you will be away for five days or more, you will want to notify the mail service to hold your mail. Also have a trusted neighbor or friend be on the lookout for any unexpected packages that maybe delivered and left on your door step. Also, have them pick up your newspapers on a daily bases. If you have curb side garbage service and you will be away on collection day, have them also put your garbage can out on the street and bring it back in case thieves are watching the neighborhood. You want it to appear that you are still home.

Lighting – Along the same lines, a lamp on a timer in the living room and bedrooms is a great way to make it appear that someone is still at home. Motion sensor security lighting around the outside of the house is also a great idea.

Keep it Hush, Hush – Keep your travel plans this holiday season to yourself. It’s a good idea to pack your vehicle inside your garage when leaving. Also, don’t announce your plans on social media. And wait to post your holiday pictures to the social sites until you get back home.

Unplug Electronics – It is a good idea to unplug all major appliances and electronics while your away to protect them from a power surge or fire.

Protect Your Pipes – Here in winter, you will want to keep your thermostat at 55 degrees to prevent your pipes from freezing. If you can, it’s a good idea to turn the water off and drain the house. You can pour RV anti-freeze in your toilets to keep them from freezing, too. Also, open up all cabinet doors to the sinks in your house to keep the pipes warmer as well.

Homes for Sale Payson AZ – 3 Reasons Why October, November, and December are Great Months to Sell Your House

Posted on October 27, 2015 by admin

Homes for Sale Payson AZHomes for Sale Payson AZ – 3 Reasons Why October, November, and December are Great Months to Sell Your House

Many people believe now is not the time to try and sell your house. However, the last three months of the year can be a great time to sell your house and sell it fast. Studies have shown that houses listed in November on average are more likely to sell and sell quickly. There are even advantages to buyers to make a home purchase prior to the end of the year.

Less Competition – Because the majority of people may think the last three months are a bad time to try to sell a home and are waiting for springtime to list their home, there will be less competition in the real estate market. With less inventory means less competition and more of a chance that a potential buyer will come and tour your home.

More Motivated – If a potential buyer is looking to purchase a home at the end of the year, they probably have their own reasons to purchase a home which makes them highly motivated home buyers. This again is in the favor of the home seller as people looking at homes during October, November, and December are just not your typical passive home buyers; they really want and need to purchase a home if they are braving the weather and taking time away from their holiday preparations.

Tax Benefits – Then there are the tax benefits at the end of the year which are attractive to some buyers. These tax benefits also motivate a buyer to make a home purchase before the end of the year.

So, as you can see, now is a great time to list your house on the Payson real estate market and have your home for sale. If you are interested in listing your house please contact Rory at 928-595-0136

Posted on October 22, 2015 by admin

Homes for Sale Payson AZ TipsHomes for Sale Payson AZ – 5 Tips Most Home Buyers Overlook

So, you are in the market to purchase a home or perhaps you are a first time home buyer. You are probably overwhelmed with the entire process of looking for homes for sale Payson AZ and unsure of where to even begin. Before you get too involved with the house hunting make sure you review these five tips below which most home buyers overlook.

Tip #1 – Think Long Term & Even Resale – It’s easy to make a spur of the moment decision and purchase a home that fits your needs today. However, keep in mind your future needs. For instance, you will want to live in an area with a good school district if you are thinking of having kids someday. A good school district will also help with your homes resale value in the future.

Tip #2 – Make a Checklist – When you are searching for a home to buy you may forget the features you are really needing in a house. So, it’s a good idea to make a list that will have all your must-haves along with optional wants and desires so you can refer to your list while house hunting. This will help you stay on track and to make sure you don’t fall for a house that has only your wants and doesn’t full fill all your needs in a home.

Tip #3 – Calculate All Your Costs – It’s easy to just look at the sale price of a home and think you can afford it. However, it’s important to calculate all the costs involved not only in the purchase like the principal, interest, taxes, and insurance but also utilities and any home improvements that need to be done. It’s a great idea to call the utility companies and get an estimate of monthly bills so you can examine your budget. No sense having a large house if you can’t afford to heat and cool it comfortable.

Tip #4 – Impact of an HOA – A home owners association fees also need to be considered as well. But even a greater consideration needs to be taken with the HOA contract itself. It is very important to know before you make your home purchase what the HOA requires and allows. The best time to find this information out is after you have attended an open house in an area and before you get too attached to a home.

Tip #5 – Don’t be fooled by Home Staging – Sellers stage their home to sell. But as a home buyer, it’s your job to look beyond the staging. Really look at the layout of the house and its structure. You can always repaint ugly walls after you move in.

So keep these tips in mind when you are looking for homes for sale Payson AZ and if you have any questions just call Rory at 928-595-0136

Homes for Sale Payson AZ – Moving Checklist for Home Sellers Today

Posted on October 9, 2015 by admin

homes for sale payson az moving checklistHomes for Sale Payson AZ – Moving Checklist for Home Sellers Today!

Ah, you are selling your house and getting ready to move. Now comes the treaded part of packing up all your belongings and everything else that comes along with moving. This task may be a big one but remember the good things of moving to a new home. However, here is a checklist to help you with your move.

It’s important to notify the post office and provide them a forwarding address for all your mail about two to four weeks before you move. You will also want to contact your credit card companies and your bank telling them about your address change. Also cancel your newspaper subscription or just notify them of your address change as well. Also, think about friends, family, and business contacts which you should notify of your address change, too.

You will want to have your utilities disconnected at your old house and connected at your new home in a timely fashion.

If you are using a moving company, you will want to check your insurance policy as they usually only cover what they (the movers) pack. If you pack a box yourself, you may be held responsible for damages in case something happens. And speaking of movers, look out for companies who overuse padding and other packing materials just to add weight, if you are paying by the pound to be moved.

Prepare an “Open First” box with essentials you will need right away at your new home. These items will include toilet paper and soap for the bathroom, trash bags and paper towels for the kitchen, along with plates and glasses. Have your cosmetic or shaving kit well stocked with needed medication, toothpaste, and other essential personal items. Also, a small tool box will come in handy with a hammer, screwdriver, and a pair of pliers.

If your new home is out of town, you will want to obtain school records for your kids along with any medical and dental records for the family including transferring your prescriptions to a new pharmacy before you leave your old home.
