Payson Real Estate Market – Spring Time Declutter Tips

Payson Real Estate Market – Spring Time Declutter Tips

Spring is here and it is the perfect time to do some semi-annual decluttering in your home. Reducing the clutter in your living space not only reduces your stress levels but it can also make it easier to sell your home in the Payson Real Estate Market. Less clutter around your home will make it a more enjoyable space for you to escape and unwind from your busy life.

Main Living Areas – The living room and dining room can be a catch all for paper clutter. Weeks or even months of newspapers and magazines may be stacked on any flat surfaces. Remove this paper clutter as well as items that belong in other rooms in the house. Your dining room may be home to unfinished projects. Pick these items up and take control back of this area while removing the guilt of unfinished items staring at you.

Bathrooms – Our bathroom drawers, linen closets, and medicine cabinets can easily get out of control with clutter. First, organize the drawers by the bathroom sinks. These should contain frequently used items, neatly organized and easily accessible. Next, go through the linen closet and removed unused towels, sheets, and blankets. You can donate these items to your local animal shelter.  Then, go through your medicine cabinet and removed out dated medications and other toiletries. Remember the police department will allow you to properly dispose of your out dated medications. Finally, look at your vanity countertops. Remove most of these items and store in nearby drawers or cabinets. Keeping only a few essential items on the countertops will make them easier to clean all year long.

Bedrooms – Again our bedrooms can become a dumping ground for items that don’t have a home. Remove these items and make a proper place for wanted items. Give away and throw away the rest of the clutter. Clothes are a big issue in the bedrooms. Have your run out of closet and drawer space? Then you probably have too many clothes, most of which you don’t even wear. Go through your dresser drawers and closets and remove items you have not worn in the last six months to one year. Donate these items to a local charity or thrift store. Then throughout the year when you buy a new piece of clothing try to remove one or two pieces you no longer love to wear. This will keep your closets under control.

So, as you can see, these Spring Time decluttering tips can help keep your sanity and also assisted when listing your home on the real estate market Payson AZ. If you have any questions about putting your home up for sale, contact Rory at 928-595-0136.

Home for Sale Payson AZ Maintenance TipsHome for Sale Payson AZ – 5 Spring Home Maintenance Tips

Well, spring is definitely here with the warmer weather and higher pollen count. You probably have on your to-do list some home maintenance now that the weather is nicer. Our homes are often neglected during the cold winter months so now is the time to give them some extra tender loving care.

Maintenance Tip #1 – Clean the Gutters & Examine the Roof – Pine needles and debris are always gathering on our roof tops. The gutters should be cleaned out at least twice a year so during your spring maintenance is a great time to get them cleared out. While you are up there it is a good idea to examine your roof for any damage that may have occurred over the winter.

Maintenance Tip #2 – Service Your AC Unit – Now is the time to have a professional come and do a service call on your ac unit to make sure it is in good working order for the warm summer months. You never know when that first hot day will be so getting it ready now will ensure you can just turn it on when you need it. Also change any filters in the house.

Maintenance Tip #3 – Check the Smoke Detectors – It’s always a good idea to test your smoke detectors in the house to make sure they are working properly. If needed, change the batteries.

Maintenance Tip #4 – Inspect the Chimney – You will also want to have a professional come and inspect your chimney for any cracks or leaks that may have occurred during the winter. While they are up there, have them clean the flue so it is already to fire up next winter.

Maintenance Tip #5 – Give the Yard some TLC – With the warmer weather you will want to start to enjoy your yard again. So, wash off the patio and rack up the leaves, needles, and dead weeds. You may also want to get any planting beds ready for some spring flowers or summer vegetables.

And remember that good home maintenance will help keep your home in top reselling shape. If you have any questions about listing your home for sale Payson AZ, contact Rory at 928-595-0136

Payson Realtor – 4 Needs for a 1st Time Home Buyer

Posted on February 9, 2016 by admin

Payson Realtor 4 First Time Home Buyer NeedsPayson Realtor – 4 Needs for a 1st Time Home Buyer

Have you been renting and now you have decided to become a home owner? Besides needing a great Payson realtor, here are four important needs for a first-time home buyer.

Need #1 – Sufficient Money for Monthly Payments – It is extremely important that you know just how much house you can afford. Be sure to calculate what the monthly house payments will be and look at your family budget to insure you can easily make those payments. It is wise to not buy a house at the highest amount you can afford. It’s better to go more mid-to-upper range. This will give you some extra room in your monthly budget for savings and the unexpected.

Need #2 – Sufficient Money for Taxes & Insurance – Remember that your mortgage is not your only house expense you will have property taxes and home owners insurance each month. You will need to plan these expenses into your monthly budget as well.

Need #3 – Sufficient Money for Maintenance – If you have been renting you may have enjoyed when something goes wrong, like a broken faucet or the oven went out, you just called the landlord and they fixed it. But now you are the “landlord” so be prepared for expenses related to the maintenance of your new home. This is the main reason not to spend all your money on your monthly mortgage payment. It allows you to save some money each month so when your refrigerator quits working you have the money to replace it.

Need #4 – A Good Credit Record – When purchasing a home, a good credit record will help you get a good mortgage at a good rate. People who have many late payments or unpaid debts in their past will likely pay higher interest rates on a home mortgage.

So, you can see, by making sure you have these four important needs you will be better prepared to become a first time home owner. If you have any questions about buying a home contact Rory, your Payson realtor at 928-595-0136.

Homes for Sale Payson AZ – 5 Home Improvements for Under $500 to Increase Your Home’s Resale Value

Posted on January 21, 2016 by admin

Homes for Sale Payson AZ Front Door HardwareHomes for Sale Payson AZ – 5 Home Improvements for Under $500 to Increase Your Home’s Resale Value

Many people believe that doing any improvements to their home is too expensive and out of their budget. But doing small improvement projects can greatly increase your homes resale value when putting their home for sale Payson AZ. Below we have five home improvements you can do in a weekend and most are under $500.

#1 – The Front Door: Now you may be thinking that replacing the front door of your home is far too expensive but you can fix it up for much less and get the same results. The front door is typically the first impression to a potential buyer, so make it a good one. A fresh coat of paint and some new hardware will welcome buyers into your home without breaking the bank.

#2 – The Lights: The light fixtures in your home can become old and outdated very quickly. You can give your home a fresh look easily by replacing old light fixtures with newly designed fixtures. You can generally replace bathroom vanity lights for around $100 and wall scones normally run under $100 to replace.

#3 – The Paint: Repainting interior walls can really give your home a face lift and is fairly inexpensive project especially if you do it yourself. You can tackle a room easily in a weekend. Paint can give an old house a new clean look in no time.

#4 – The Toilets: You may want to replace your bathroom toilets just because of their looks but newer toilets are more water efficient and can save you money. Potential buyers may pick to purchase your home because it has newer fixtures. Most experienced do it yourselfers can handle a toilet replacement but if you are unsure, call a professional plumber.

#5 – The Yard: Curb appeal is very important when selling your house. So it makes sense to spend some money improving your yard. Many times just spending some time raking leaves and weeding the area can make a huge difference in the looks of your yard. Consider planting perennials to save money and add some color as well.

Payson Real Estate Market – New Year’s Resolution: Clean the Garage

Posted on January 8, 2016 by admin

Payson Real Estate Market Clean Your GaragePayson Real Estate Market – New Year’s Resolution: Clean the Garage

How many people have cleaning the garage as one of their New Year’s Resolutions? A Lot! And if you are considering putting your house up for sale on the Payson real estate market there are also a couple key benefits. Benefit number 1 is you will not have to move all the clutter from your garage to your new house and benefit number 2 is your home will be much more appealing to potential buyers. So, here are a few tips to get started.

Tip #1 – Remove & Decide: If possible, remove all the items from your garage and assess your overall space. Think of the different area in your garage and where you should install various shelving and cabinets. You will need to decide what you need to purchase in order to get your garage organized. Next, decide what you want to keep and what needs to be thrown away. Consider donating unwanted but gently used items as charities can always use them. Questions to ask yourself as you are going thru your items are, “Do you love it?”, “Do you need it?’, and “When was the last time I used it?”. Based on these answers it will help you purge your belongings.

Tip #2 – Get it up off the Floor: Proper storage and racks are the key to organizing your garage. Use vertical space on the walls and overhead storage to the best of your ability. Use hanging systems for storing frequently used tools and garden items while using wall cabinet units for sports equipment. Overhead storage racks are a great place to store bins of holiday decorations or seasonal clothing you don’t need to access but once a year.

Tip #3 – Group Like items Together: It is best to make zones in your garage. It is useful to put all the sports equipment together and all the tools together. Along these same lines, you may want to create a special area for a work bench and another area for a sewing table. This will depend on your needs and hobbies.

By using these tips, you will be able to organize your garage this year. You will get the enjoyment of a decluttered garage as well as the benefits when you go to put your home up for sale on the Payson real estate market. For help listing your home, contact Rory at 928-595-0136

Homes for Sale Payson AZ – # 1 New Year’s Resolution for Your House

Posted on December 28, 2015 by admin

Homes For Sale Payson AZ New Years ResolutionHomes for Sale Payson AZ – # 1 New Year’s Resolution for Your House

It is that time of year when everyone is making New Year Resolutions. The most popular ones are to lose weight, get in shape, and save money; but the most popular New Year Resolution pertaining to your home is to declutter and organize. So, here are some tips to help with this popular home-related resolution.

Do a little each day – There are many creative was to declutter your home. Some experts suggest to spend just five minutes a day decluttering and area of your home, while others suggest to collect a grocery bag full of items to throw away. You can vow to give away an item a day or make bins which are marked as put away, throw away, and give away to help reduce the clutter in your home. As they say, you can’t organize clutter, you just need to get rid of it.

Tackling Your Closets- We all have clothes that we no longer wear either because they don’t fit or are out of style which are taking up too much room in our closets and dresser drawers. One suggestion is when you buy a new piece of clothing, give one or even two pieces away. There are many organizations that will take your gently used clothing and resell them. Another suggestion is to turn all your clothes hangers in your closet the opposite direction in January. When you wear an item of clothing, turn the hanger the other way. Any clothes on hangers which have not been turned by June should be ones you consider donating because you have not worn them in the past six months.

Taming the Paper-Clutter Monster – Paper is one of the biggest problems when it comes to the “clutter monster” in your home. It can get out of control so easily. The piles can take over any desk, counter, or flat surface in a blink of an eye. One piece of advice is to handle each piece of paper only once. When it comes into your home, decide then if you should keep it or throw it away. If you need to keep it then ask yourself if you should file it or scan it into the computer. Many items, like children’s artwork, can be scanned or photographed to save as a digital keepsake. All bills should have their proper place and any reminders should go on the family calendar quickly and then thrown away.

So, if you follow these few tips you can start regaining control of your home from clutter. And without the clutter your home will be much easier to sell when it’s time to put it on the market. Homes for Sale Payson AZ – How to Protect Your Home While Away for the Holidays

Posted on December 18, 2015 by admin

Homes for Sale Payson AZ Protect Your HomeHomes for Sale Payson AZ – How to Protect Your Home While Away for the Holidays

It is that time of year when most people will be traveling away from home for the holidays. It is important to protect your home while you’re away from thieves and Mother Nature. So, here are some tips to keep in mind and follow to keep your home safe this time of year.

Mail/Packages/Newspapers – If you will be away for five days or more, you will want to notify the mail service to hold your mail. Also have a trusted neighbor or friend be on the lookout for any unexpected packages that maybe delivered and left on your door step. Also, have them pick up your newspapers on a daily bases. If you have curb side garbage service and you will be away on collection day, have them also put your garbage can out on the street and bring it back in case thieves are watching the neighborhood. You want it to appear that you are still home.

Lighting – Along the same lines, a lamp on a timer in the living room and bedrooms is a great way to make it appear that someone is still at home. Motion sensor security lighting around the outside of the house is also a great idea.

Keep it Hush, Hush – Keep your travel plans this holiday season to yourself. It’s a good idea to pack your vehicle inside your garage when leaving. Also, don’t announce your plans on social media. And wait to post your holiday pictures to the social sites until you get back home.

Unplug Electronics – It is a good idea to unplug all major appliances and electronics while your away to protect them from a power surge or fire.

Protect Your Pipes – Here in winter, you will want to keep your thermostat at 55 degrees to prevent your pipes from freezing. If you can, it’s a good idea to turn the water off and drain the house. You can pour RV anti-freeze in your toilets to keep them from freezing, too. Also, open up all cabinet doors to the sinks in your house to keep the pipes warmer as well.

Payson AZ Real Estate – How to Protect Your Home from Freezing Temperatures

Posted on December 11, 2015 by admin

Payson AZ Real Estate Freezing TemperaturesPayson AZ Real Estate – How to Protect Your Home from Freezing Temperatures

Here in Arizona it doesn’t happen on a regular bases but we do need to know how to protect our Payson AZ real estate and homes from the freezing temperatures. Whether it’s your pipes, plants or pets you need to take precautions to protect them from the cold.

Pipes: The most important item to protect is the pipes and plumbing in your home. On the outside of your house, disconnect and drain all garden hoses. Then cover hose bibs with insulated foam covers or blankets. It is also a good idea to cover exposed pipe with foam pipe insulation. These items can be purchased at your local hardware store. It is also a good idea to open cabinet doors to keep them warm during the overnight hours when temperatures outside drop.

Plants: Here in the Rim Country, most people have brought in most plants for the winter or have mulched perennials. It is still a good idea to cover other plants that are still outside so they survive the hard frost. Even a sheet or blanket will do the trick.

Pets: Our pets are like family so remember if it’s cold to you outside, then they are also cold. Animals here in Arizona don’t put on a “winter coat” as much as in other parts of the country. So, bring them inside and give them a nice warm blanket to lay on. If there water is outside, remember it will freeze and your pets will not have any water to drink.

Pets and plants are important to protect from the elements but frozen pipes can really cause the most damage to your home. So, remember the 3 “p’s” when the temperatures get freezing.
