Q. We don’t want to buy or sell, just a current value – who do we turn to?
A. I can provide you with a Current Market Analysis (CMA) which will give you a good idea of what your property is worth, based on similar property currently listed and sold. This is based on information gathered from the Multiple Listing Service (MLS).
Q. Do I have to be pre-qualified before looking to buy?
A. It is always preferable if you are pre-qualified before looking to buy property. Not only does it give everyone a better idea of how much you can afford, it also adds weight to any offer you may want to make. If a seller receives 2 offers for the same price, one from a buyer who is “pre-qualified” and one who is not, the chances are good that the “pre-qualified” buyer’s offer will be the stronger one considered.
Q. How much will it cost me to have an agent when I am looking to buy?
A. Prospective buyers normally do not pay commission to their agent. The agent’s commission is normally paid from the Seller’s side.
Q. If I list my house with you, how will you promote it on the web?
A. Obviously, if you list with me, your property will be listed in the Central Arizona MLS, the Scottsdale MLS, and on my website. Also, it will have exposure through Realtor.com, Zillow, Homes.com, Trulia and many others. The property will have a photographic virtual tour and YouTube video created which will be posted in the MLS’s, Realtor.com, etc., as well as the regular social media sites such as Facebook, and Twitter. I will have flyers created and placed in a flyer box at the property. The flyers will have QR Codes on them so mobile phone users will be able to easily access information on your property.
Q. What if I list my house/land with you, and then want to take it off the market before the contract end date?
A. You can cancel the Listing Agreement at any time. This is done in writing.
